Re-Roofing and Roof Replacement
in Coffs Harbour

IM Metal Roofing replaces roofs on homes and commercial buildings across Coffs Harbour. We strip the old roof off, sort out whatever is underneath and put new Australian made Colorbond on, either tin to tin or tile to metal. Every job comes with a 7 year workmanship warranty and an insulation blanket as standard.

A Roof That Lasts

Re-Roofing Is What We Do

A re-roof is the fix that lasts. The old roof comes off, a new Colorbond roof goes on, and an insulation blanket goes underneath it. Because the roof is stripped back, the battens and framing get checked and put right at the same time. Nobody can see any of that with the sheets still on.

What We Do

  • Roof replacements, tin to tin and tile to metal
  • Repairs on metal roofs

What We Don't Do

  • Roof restorations, cleaning or re-coating
  • Roof painting and spraying
  • Tile roofs, unless we are converting them

Where to Start

The Re-Roofs We Do Most

Almost every roof replacement we do around Coffs Harbour is either a tin to tin job or a tile to metal conversion. You will know the price and how long it will take before we start.

Metal to Metal (Tin to Tin)

All the iron, flashings, valleys and ridge capping come off and go back new, with a fresh insulation blanket underneath unless yours is already new. Battens only if they need it. Around two days on site.

Tile to Metal Conversion

Tiles off, new 40mm metal battens to suit the sheets, an insulation blanket, then Colorbond on top. Three to four days on site, and a lighter roof that will not crack in the next hail storm.

icon2

Insurance and Hail Damage

Hail is the number one reason people ring us, on homes and commercial buildings alike. If you have cash settled your claim, you choose who does the work.

The IM Metal Roof Report

A full inspection of a metal roof, written up with photos, measurements, time stamps and a quote. For insurance claims, and for buyers when building and pest does not go far enough.

Be In The Know

How to Know When You Need a Re-Roof

There is a point where patching stops being worth it, and it is usually earlier than people think. A repair fixes one thing that has failed. A re-roof is for when the whole roof is at the same stage of its life and you are chasing the same problem twice a year.

Leaving it does not make it cheaper. Water gets into the framing and the battens, and a straight re-roof turns into carpentry as well. If more than one of the signs below sounds like your roof, get us up there.

Rust Coming Through the Sheets

Rust along the laps, around the fixings or up from the gutter line means the sheet has given up.

icon2222

Leaks in More Than One Spot

One leak is a repair. Several leaks in different parts of the roof means the whole roof is going.

Hail Damage

Dents are not always obvious from the ground, and an assessor may only call part of the roof damaged. In our experience it is rarely just part of it.

Patch After Patch

If you are still watching the ceiling every time it rains, you are paying for a re-roof in instalments without getting one.

Frequently Asked Questions

Re-Roofing FAQs

The questions we get asked most about replacing a roof in Coffs Harbour.

Not in the way most people mean it. A restoration is a clean, re-point and re-coat, which suits tile roofs, and plenty of roofers offer it. We are a metal roofing business, so what we do is replace, tin to tin or tile to metal.

Size, storeys and what is under the old sheets all change the number, so we do not publish a square metre rate. Send us your address instead and we will pull the roof up on Google Maps, take rough measurements off it, and come back to you with a ballpark, usually the same day.

On an average home, about two days on site for metal to metal and three to four days for a tile to metal conversion. Tiles take longer to strip, because a tile covers far less area than a sheet. Commercial buildings take longer again, and the weather has a say on all of them.

Yes. There is noise and there will be materials about, but you do not need to vacate. We carry tarps for the weather, and the roof is made watertight before we leave every afternoon, so an overnight shower will not come through the ceiling.

Usually not. In NSW, re-roofing a one or two storey house is generally exempt development, tile or metal, so it does not need council approval. Heritage-listed homes and homes in a heritage conservation area are the exception, so check with your council first if that is you. At the end of the job, we fill out a compliance certificate for your roof through the council website. The only compliance issue we run into is older homes where the roof was never tied down to the top plate. We sort that while we are up there.

Not the way they used to be, and it comes down to what sits under the sheets. We allow a Bradford insulation blanket on every job unless you ask us not to. Some new builds get only a layer of paper, which is why they still sound like a shed.

For most people it comes down to looks and budget. Zincalume is the raw silver finish and sits a little cheaper. Colorbond is the same steel with the colour already on it. The exception is the coast. BlueScope only recommends Zincalume from about 400 metres back from breaking surf, so closer than that we spec Colorbond Ultra, which gets more life and a longer warranty.

All the iron, flashings, valleys and ridge capping, plus a new insulation blanket under the sheets. Battens only if they need it, and if yours are in good nick we say so and you keep the money. The same goes for insulation that was fitted recently: we leave it and replace only the damaged sections. Gutters and downpipes can be done at the same time if you want them, which works out cheaper than bringing us back for them later.

Sometimes the three phase power has to be disconnected from the pole before we can work near it, or a plumber has to lift a solar hot water unit off and refit it. Solar panels come off and go back on too, done by a licensed installer, and on a tile to metal conversion they need a new rail system to suit the sheet profile. People are also surprised by what skylights add to a job. Access is the other one. Coffs is hilly, so platform scaffolding or a crane comes into it more often than you would think, especially on commercial buildings. Then there is whatever turns up once the sheets are off.

Not to landfill, as far as we can help it. Old tiles go to a local crusher and come back as road base. Old sheets, flashings and gutters go to a Coffs Harbour metal recycler. Plastics are about the only thing we can’t recycle.

Seven years on our workmanship. On top of that you register the manufacturer’s warranty on the Lysaght website in your own name, and we fill out your compliance certificate through the council website. Ring us if you get stuck with any of it.

It is our written inspection of a metal roof. We assess it on site and send you a full report with photos, time stamps, measurements, whether the roof is single or double storey, and what we think should happen, with a quote attached. It is built to insurance standard, so it can go straight to your insurer, and buyers use it when a building and pest inspection has not gone far enough.
